La Torre Resort - Are you a Spanish Property Owner?

What rental income can I expect?
You will be provided with a schedule of the weekly income rates once we have assessed the suitability of your property. The weekly rates that apply differ during the different seasons of the year and the schedule is reviewed annually.

The high summer season is the when properties in La Torre are at the highest demand; your rental income during this season will of course be at its highest.

We believe we can offer our La Torre property owners the most competitive rates. We are also confident the annual rental income will excel other deals.

What type of property is best for letting?
At La Torre, we find that all types of property provide the owners with a good income return. This includes all apartments, villas and townhouses.

The income return level is based on many factors; the standard of furnishing is one of them. The level if equipment supplied and décor. The La Torre Resorts guests expect the same high level of standard as the remainder of the resort. Guests expect to receive discounted rate for the sports activities in the resort.

To maximise your rental income, we help by carrying out an annual quality inspection of your property in La Torre. Any suggestions to increase your letting potential will be made available to you.

How many weeks rental can I expect?
The more your rental property is available, the more chance of it having a higher rental rate. During the high season due to the high demand, you will have more chance the empty slots will be filled.

Whenever we receive holiday enquiries, we give priority to the owners of property at La Torre Resort. This will of course help to increase your overall amount of bookings made throughout the year.

Can you guarantee me a fixed income each year?
We operate numerous flexible rental packages for property owners in La Torre. Over the years, they have been designed to meet all of our clients requirements and needs. If you require additional information, please discuss your requirements with us to find the best package for you.

When will I be paid?
From the scheduled weekly pay, the agreed income for that season will be paid within 30 days of the close of the month in which the guests arrive at your rental property.

How much does it Cost?
The membership of the La Torre Rentals Owners service is totally free, making your income maximised.

What am I responsible for?
You are responsible for ensuring your La Torre management company provide the required services.
The following list is required for each stay:
• A basic food pack consisting of orange juice, coffee, tea, bread, milk, butter, jam, sugar and bottled water as standard. You can of course add to the food pack if you wish.
• A weekly maid linen service. (Guests staying for 10 to 13 nights are entitled to a mid-stay change of linen and towels)
• Electricity, gas, water, your management company services, garden/pool maintenance.

What happens if the guest cancels the holiday?
Should a guest cancel their holiday booking, we will provide you with compensation wherever possible. If we are unable to re-let your property, we will then pay you the refund payments listed below to you:

56 days prior to arrival £100 per week,
35-55 days prior to arrival 25% of the agreed rental income,
21-34 days prior to arrival 50% of the agreed rental income,
14-20 days prior to arrival 75% of the agreed rental income,
0-13 days prior to arrival 100% of the agreed rental income.

Can I let my property privately?
When your property is not let and available, you are free to use this time to privately let. We endeavour to inform you as soon as practical of any bookings made, please check with us for the current availability as this can change regularly.

You are also able to block periods during the year when you do not want us to let your property.

What Management Company must I use?
You are free to use any on-site Management Company. We have existing excellent working relationships with the companies at La Torre Resort. If for any reason you decide to change management company, then please let us know immediately as we have to inform guests.

How does the La Torre Rentals Owners Service Work?
Once a provisional booking has been made for your property, we will then inform you of the relevant dates to inform your on-site management company. It is your responsibility that they reserve the property and ensure that it is prepared in time for the guests arrival to your property. When close to the arrival date, we can supply you with flight information, the amount of guests staying and any extras that have been ordered directly to you, and/or your management company.

Assuming funds have cleared from the guests, 8 weeks prior to guests arrival, we will send you the agreed rental income. Any extras that have been ordered will also be paid during this time. For late bookings, we ask the guests to pay your management company directly to speed up the process for you.

During the low season, we insist on a minimum of 4 nights and a minimum of 7 nights during high season. This is to try and reduce the number of days lost in between bookings.
